Yea, housing loan dh approve..Pasni moh beramai2 kita ke KWSP, kuarkan duit.
Want to share some procedures to buy a house.
Mula2 kena la tau area mana, jenis, budget rumah yg kita nak beli. For us, the criteria are;
1. No jem
2. Tak terlampau dekat dgn kawasan industri
3. Ada sekolah, masjid, kedai2 berhampiran
4. Kejiranan
5. Developer reputation
6. Size rumah vs harga
7. Kemasan dalam
8. Renovation cost (sbb some house yg kita beli byk bnda nk kena renovate. some of it, mmg dh cun, so msuk jek trus)
9. Legal and S&P fee
So we list down each area, then go and visit their show house. Lepas dh puas hati dgn rumah yg kita nak, g jumpa developer, tanya lot mana yg kosong..kalau lot bumiputera murah sikit..beza harga dlm 20k..tp kena g apply from SUK..kalau kat Johor, utk rumah kos rendah, SUK nye office kt plaza angsana..kalau middle and high cost, kat nusajaya.
Then kena prepare duit booking, legal fee and S&P fee.. normally duit booking around RM500 - RM3000. Depands on developer..Duit lawyer around 1% drpd harga rumah..S&P fee pun around 1%..kadang2 developer offer to liable on all the fees, kadang2 half2, kadang2 kena tanggung sendiri..like us, half2..
Lepas booking, dapat Sales and Purchase agreement (S&P), then boleh la try apply loan. Some of developer, diorg akn deal kan utk kita, some of it, kita kena buat sndiri..Us, we choose to do it ourselves..boleh nego lebih sikit..(sbb i ada nego skill yg hebat, bak kata hubby i..hahahah)
I call few banks, RHB, maybank, Bank Muamalat, HLB, Bank Islam, and CIMB..Tp i g apply kat 3 bank ni jek, sbb tak larat and other banks offer tak besh..I apply, RHB, Bank Islam and HLB. I heard ambank, BSNand bank Muamalat pun ok jgk..
BLR (Base Landed Rate) skang ni 6.6% then depends on the bank diorg nak minus brape %..lagi tinggi diorg minus, lg rendah la loan rate..RHB can give up to -2.45%, HLB and Bank Islam -2.1%..beza kan..Let say i choose RHB, thats mean the rate will become 6.6% - 2.45% = 4.15%. Ok for the bank pun ada lawyer jgk.. most of the bank offer 5% extra loan for legal fee and insurance..thats mean our loan will become 90% + 5%..Then diorg ada la offer few benefits..mcm bank islam diorg ada plan holiday..every year, Nov & Dec, kita tak payah byr installment..Refer Here..
Then housing loan ni ada conventional and islamic banking..byk bank yg dh ada islamic banking, bukan bank islam je tau..Beza Islamic n Conventional (dr segi riba' tu mmg ada la kan)..Islamic banking, Capping rate dia paling highest 10.5%..contohnye, kalau 10 thun akn datang tbe2 BNM announce kan BLR increase ke 15%, Islamic banking takkan naik smpi ke situ..max rate diorg akn 10.5% jgk..kalau conventional, diorg akan follow BNM instruction..Then dari segi insurance, Islamic banking murah

Then, lepas loan bank dh approve, boleh la bawak offer letter bank, IC, borang pengeluaran KWSP and bank statement ke KWSP..pengeluaran yg dibenarkan dalah dari akaun 2, dan sebanyak 10% + 10% atau kesemua akaun 2, atau mana2 yg lebih rendah (ke lebih tinggi? tak ingt..hahaha)..tp boleh refer website KWSP..Dh dapat duit tu, jgn lupa byr balance deposit ok..jgn joli sakan lak..huhuu..i br smpi stage ni..duit KWSP tak kuarkan pun lg..nti i update process seterusnya

i paling malas nak keluar masuk bank & tanya2 - refer masa nak beli kete dulu. tapi utk rumah harus lah rajin, kan? *err. apa yang u nego dengan bank tu? nak tau jugak ;)*
dhiera: mmg best..boleh la i nk wat featured wall ke, gantung frame gmbr ke..umah sewa, alahai, tkut nye nak paku2 umah org..kang tuan rumah taknak pulang kn deposit lak..huhuu
anis: haaa, terpaksa rajin..laon bukan sekejap2..25 tahun tu..kalau beza 0.1% pun, accumulate 25 tahun, beribu jgk tau..u boleh nego on rate..wpun dia kata BLR-2.1%, u blh try mintak minus tinggi sikit..diorg ada scoring system, klu score u tgi, byk la diorg minus kan..faktor2 mpengaruhi scoring: komitmen u, reputation developer pun ada sikit, education level, company u keje..then boleh nego on legal fee..diorg bg kita 5% to cover legal fee..suh diorg cari lawyer yg murah2 la, yg penting blh prepare docs..huhuu..
so u r better than me.better u buat sndri dan tau semua benda dgn hasil u trun naik office dr tye org n blur mcm i haha.
okay.. memang wow lah. wow sebab - macam tak susah sangat kalau nak buat sendiri pun. ;)
